What is a home measurement or floorplan service?

Measurement services are just what they sound like: An appraiser measures the dimensions and area of your property, then draws a basic or highly detailed floorplan based on your needs. The appraiser's report and floorplan is a document that can be used to prove the precise Gross Living Area (GLA), the total livable area, of your home. These services are useful and sometimes necessary when challenging property taxes or selling a property.

How does a home measurement or floorplan service work?

During a measurement or floorplan service, an appraiser measures your home with a measuring tool — generally a tape measure or laser measuring device. As they move around the home, they mark the layout of the rooms and other features, like stairs, patios, and fireplaces. They may sketch the property. Then, the appraiser types up a report and a more detailed floorplan showing the total square footage and the general layout of the house. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When are measurement services needed?

Challenging property taxes

Tax records often reflect the wrong area of a property because the values can come from many sources, and sometimes go unverified — meaning you may be paying for more space than you own! Unless an appraiser has recently performed an evaluation on your property (after any remodeling that might have affected square footage), you'll need one to perform a home measurement service before attempting to dispute your taxes. An appraiser assesses an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Putting your home on the market

A measurement service can ensure that you're paid a fair price for your home. Square footage is one of the most important elements potential buyers consider when purchasing a home — but since square footage values are frequently estimated rather than properly measured, your listing might show less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially reduce the selling price of your home as well as the number of interested buyers. The only dependable method of using a precise GLA when listing your property is to reference a recent appraisal or measurement service completed by an appraiser (after any renovation that may have affected square footage).

Material for real estate agents

To make sure that your client's home closes at a price that properly reflects market value, we advise asking for a measurement of the property. Clients, and especially potential buyers, will appreciate your attention to detail, and you can be confident in knowing the GLA on your client's listing is a true representation of their home. A floorplan can also be an excellent marketing tactic for attracting potential buyers because they can see the layout and characteristics of the home before and after a showing.
